Q: What are my voting rights in the condominium association?

A: All legally titled unit owners are permitted to vote on changes to the Governing Documents and the Board of Directors each year, providing that said unit owner is current in their maintenance payments to the Association as per Florida Statute.

Q: What restrictions exist in the condominium documents on my right to use my unit?

A: The unit is a residential property and must be used for residential purposes. Only lawful activities may be conducted inside the unit. All bylaw regulations must be followed in accordance with the Governing Documents.

Q: What restrictions exist in the condominium document on the leasing of my unit?

A: Rental Lease documents must be completed prior to a tenant moving into a unit. All leases must be for a minimum of six months and one day. Copes of leases, new tenant paperwork, a national criminal background check & and lease processing dee should be provided to the management office.

Q: How much are my assessments to the condominium association for my unit type and when are they due?

A: Maintenance payment vary depending on the unit and are subject to change yearly at Board discretion in accordance with the budgetary needs of the community. Please contact the management office for unit fees. Maintenance payments are due on the 1st of each month.

Q: Do I have to be a member in any other association? If so, what is the name of the association and what are my voting rights in the association? Also, how much are my assessments?

A: All unit owners must be a member of the Villa Medici Condominium Association. Maintenance payments vary according to the size of the unit and are subject to change yearly at Board discretion. Payments re due the 1st of the month, please contact management for payment amount. All owners are permitted to vote on document changes and the Board of Directors, providing the unit owner is current with maintenance payments to the association per Florida Statute.

Q: Am I required to pay rent for land use fees for recreation or other commonly used facilities? If so, owe much am I obligated to pay?

A: No

Q: Is the condominium association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000? If so, identify each such case.
